ABOUT THE ROLE
We are looking for a Tenancy Coordinator to join the Tenancy Services Team. Key accountabilities will include (but are not limited to):
- Establishing new tenancies and process vacating tenancies by conducting sign-up appointments and entry conditions reports ensuring renters are fully informed of their rights and responsibilities.
- Establishing and finalising rent accounts, taking action to recover outstanding rent where necessary.
- Ensure renter maintenance responsibilities are fulfilled and the property is ready for subsequent tenancies.
- Attending evictions to ensure the processes are carried out according to CEHL policy and procedures, tenancy legislation, and VCAT directions.
- Manage ongoing tenancies by, maintaining tenancy records, related databases, ensuring all files and notes are up to date, monitoring rent payments and acting on rental arrears, conducting regular property inspections and responding to any Breaches of Duty identified.
- Attending Victorian Civil and Administrative Tribunal (VCAT) hearings to represent the rental provider in resolving breaches of the Rental Agreement.
- Facilitate maintenance of properties by responding to renter requests and initiating responsive maintenance, inspecting properties annually and reporting maintenance needs identified during an inspection, responding to renter related damage, and acting on Breaches of Duty relation to property maintenance.
WHO WE ARE LOOKING FOR
The role will ideally suit an experienced Tenancy Coordinator with a positive and proactive attitude. The successful candidate will be able to problem solve, have a proactive work ethic coupled with the following qualifications, experience and attributes:
- Diploma in a related subject or relevant experience in residential tenancy management.
- Good working knowledge of the Residential Tenancies Act and processes required by VCAT.
- Knowledge of CEHL Rent Policy and other tenancy related policies and procedures.
- Experience working independently, conducting home visits or out-of-office appointments with clients.
- Experience preparing and presenting information to groups and tenancy matters to VCAT.
- Experience managing complaints or conducting legal processes.
- Broad and effective administration experience, with strong numeracy, literacy, time management, analytical and problem-solving skills.
- Strong verbal and written communication skills including the ability to communicate effectively and clearly by telephone, email and in person.
- Intermediate skills in Microsoft Word, Excel and database programs, and good working knowledge of the tenancy database.
- Ability to travel throughout metropolitan Melbourne and regional Victoria to undertake inspections and stay overnight for work on occasions.
- Current and valid Victorian Drivers licence.
