Key Areas of Responsibility

  • Accomplishes construction human resource objectives by selecting, orienting, assigning, scheduling; communicating job expectations; planning, monitoring, appraising job contributions; recommending compensation actions; adhering to policies and procedures.
  • Assisting the Project Manager in managing sub-contractors by locating, evaluating, and selecting sub-contractors; monitoring and controlling performance.
  • Assist and Co-ordinate together with the Project Manager to meet operational standards by contributing construction information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems; identifying construction management system improvements.
  • Working with our Project Manager to achieve construction project results by defining project purpose and scope; calculating resources required; establishing standards and protocols; allocating resources; scheduling and coordinating staff and sub-contractors; evaluating milestone assumptions and conclusions; resolving design problems; evaluating and implementing change orders.
  • Understanding SWMS procedures and assist to maintain safe, secure, and healthy work environment by following and enforcing standards and procedures, complying with legal regulations.
  • Assisting our Senior Contracts Administrators on multiple sites
  • Coordinates and assists with the negotiation of all contracts
  • Receives requests, obtains estimates, updates records, initiates paperwork and follows up on request for approval of work not previously covered in the contract; processes and obtains approval of contract changes
  • Assist to monitor compliance with contract requirements ensuring all conditions are satisfied before approval of the final invoice
  • Initiates and/or conducts meetings with contractors concerning contractual problems as requested by our Contracts Manager
  • Establishes and updates records of all correspondence related to contract activity
  • Assists in compiling and preparing bid documents and bidders list, including inquiry preparations, request for bids and recommendations for award of contract. 
  • Reporting to stakeholders in the business including communication with our HQ in Malaysia
  • Perform  ad hoc duties and to help out any site personnel if required

Qualifications/ Experience/ Knowledge

  • Minimum of 4 years’ experience in a Building Associate or related role
  • Strong experience in managing live-site construction
  • Ability to work effectively under pressure and manage multiple tasks
  • High attention to detail with strong problem-solving abilities
  • Proactive mindset aimed at improving site efficiency
  • Proficiency in Chinese and Malay language is preferred

The role of the Building Associateis responsible for assisting in the planning and organization of material, human resources and subcontractors that is used in the construction. This role also involves assistance provided to our facility manager to ensure the maintenance of our completed buildings. This role involves interpreting building plans, building regulations and codes of practice to ensure that our buildings are compliant with the required standards.
