TSM Strata is continuing to grow across NSW and we are looking for an experienced and motivated Strata Manager to join our team based on the Central Coast.
This is an exciting opportunity for someone wanting a genuine long-term career with a modern, supportive and forward-thinking company that values people, technology and client relationships.
The role will primarily service our growing Central Coast portfolio, together with a select number of Sydney-based buildings within a manageable portfolio structure. Most meetings are conducted via Zoom, with occasional travel to Sydney required for key meetings and site inspections.

You will be responsible for:
Managing a portfolio of residential and mixed-use strata schemes
Chairing AGMs, committee meetings and EGMs
Building strong relationships with committees and owners
Coordinating maintenance, contractors and compliance matters
Assisting committees with budgeting and financial management
Managing insurance claims and defect matters where required
Working closely with our internal administration, accounts and support teams
Providing practical advice and proactive communication to clients
To be successful in this role, you will have:
Minimum 2 years’ experience as a Strata Manager in NSW
Current Class 2 Licence (Strata Management)
Strong knowledge of the NSW Strata Schemes Management Act
Excellent communication and organisational skills
Ability to manage relationships professionally and confidently
Strong time management and problem-solving skills
Experience using strata management software (Strata Master experience highly regarded)
Current driver’s licence and reliable vehicle
At TSM, we are heavily focused on innovation, systems and creating a better experience for both clients and staff.
We offer:
Flexible and hybrid working arrangements
Supportive team environment
Dedicated administration and operational support
Career growth opportunities within a growing business
Modern systems and technology-focused workflows
Ongoing training and professional development
Exposure to a diverse portfolio including residential, mixed-use and BMC developments
A business that genuinely values culture, communication and staff retention
This role would suit someone looking to step into a stable, long-term position with a company that is continuing to evolve and grow across NSW.
Please submit your resume together with a short cover letter outlining your experience and why you believe you would be a good fit for the role.
